Opening — Caring for your Cocoa Beach property

Cocoa Beach is a different cleaning environment than anywhere else on the Space Coast. Properties sit on a barrier island with the Atlantic Ocean on one side and the Banana River on the other, which means salt air doesn’t drift in from somewhere else — it wraps the entire city, every day, year-round. Roofs streak faster. Pavers fade faster. Concrete driveways take on salt film that turns them gray even when they’re freshly washed. And every south-facing balcony rail, every west-facing stucco wall, and every pool deck along the beach sees some of the harshest exterior conditions in Florida.

Renew & Restore Exterior Cleaning has worked Cocoa Beach for years — beachside single-family homes in Snug Harbor Estates and Harbor Heights, condo buildings along South Atlantic Avenue and North Atlantic Avenue, the waterfront homes along Bay Shore Drive and South Banana River Boulevard, and HOA common areas throughout the city. We’re fully licensed and insured, family-owned, and based in Brevard County. We understand what Cocoa Beach’s combination of salt spray, ocean humidity, and near-constant sun does to your property, and we know how to reverse it without damaging delicate finishes.

Our services in Cocoa Beach

Paver Sealing

Water-based paver sealer formulated to hold up against Atlantic salt spray. We focus on color enhancement and UV protection because the Cocoa Beach sun bleaches pavers more aggressively than inland Brevard. Sealer life on the island is typically 18 months to 2.5 years rather than the 2–3 years you see further inland.

Soft Wash House Washing

Stucco, vinyl, Hardie board, and painted wood — low-pressure cleaning with biodegradable solutions. For beachside properties we use a two-stage rinse: initial wash to remove mildew and salt residue, then a thorough fresh-water rinse to neutralize any remaining salt so it doesn’t re-deposit overnight.

Roof Cleaning (Soft Wash)

Gloeocapsa magma algae grows faster on Cocoa Beach roofs than almost anywhere in Central Florida. We use the manufacturer-approved soft-wash method — low pressure with a specialized cleaning solution — to kill algae at the root. Safe for all asphalt shingles and tile roofs. Results typically last 2–4 years depending on tree cover and which side of the island the home sits on.

Condo & HOA Services

Building exteriors, covered walkways, pool decks, parking areas, and common-area pavers. We work with HOA boards and property managers across Cocoa Beach. Scheduled maintenance contracts available for buildings along A1A, South Atlantic, and throughout the South Cocoa Beach condo corridor.

Neighborhoods and areas we serve in Cocoa Beach

We service all of Cocoa Beach from the North End to the southern city limit. In North Cocoa Beach, we cover the homes and condo buildings along North Atlantic Avenue, the Harbor Heights neighborhood, the properties near Minutemen Causeway, and the residential streets around the Cocoa Beach Country Club and golf course. In Central and Downtown Cocoa Beach we regularly work the homes and condos near Brevard Avenue, the Downtown Cocoa Beach area around Minutemen Causeway, the Cocoa Isles waterfront community, and the Seacrest Beach neighborhood.

In South Cocoa Beach we cover the oceanfront condos along South Atlantic Avenue, the riverfront properties along South Banana River Boulevard and Bay Shore Drive, the Snug Harbor and Snug Harbor Estates neighborhoods, the Crescent Beach community, and the homes and condo buildings in Cleggmoor and Lotus. Waterfront work is a specialty — we have specific protocols for runoff management near the Banana River and canals.

Why Cocoa Beach property owners choose Renew & Restore

  • HOA and condo association experience — we understand scheduling requirements, insurance certificates, and coordination with property managers
  • Biodegradable cleaning solutions — critical for properties where wash water can reach the beach, the canals, or the river

  • Free on-site estimates with written quotes — no phone quotes, no surprise charges

Call or text (321) 432-4340. For HOAs and condo associations, we can provide a written proposal with insurance certificate and references from other Cocoa Beach buildings we’ve serviced.

Frequently Asked Questions

Do you work on oceanfront and beachfront condos?

Yes. Oceanfront condo buildings along South Atlantic Avenue, North Atlantic Avenue, and Ocean Beach Boulevard are a specialty. We work directly with HOA boards and property managers, provide certificates of insurance, and schedule around building events and guest turnovers. For the exterior building wash, we use long-reach soft-wash equipment so we can clean higher floors safely without hanging workers over balconies. For balcony rail cleaning and individual unit service, we coordinate with residents so nothing is disrupted. We can quote individual balconies, full building exteriors, or scheduled maintenance contracts.

How does salt air affect my roof and pavers?

Salt air accelerates every form of exterior degradation in Cocoa Beach. On roofs, the constant moisture combined with salt creates an ideal environment for Gloeocapsa magma algae — it can appear and spread in under a year, faster than anywhere inland. On pavers, salt works its way into joint sand and the paver surface itself, causing efflorescence (the white haze you sometimes see) and faster color fade. On concrete driveways, dissolved salt in rainwater causes a gray film that builds up over months. Regular cleaning and proper sealing keeps salt from doing permanent damage — the longer it sits, the harder it is to reverse.

How much does pressure washing cost in Cocoa Beach?

Standard residential pressure washing in Cocoa Beach — a driveway, front walkway, and pool deck — typically runs $250 to $600 depending on square footage and stain severity. Full-home soft wash house washing is usually $300 to $650 for single-story, more for two-story. Oceanfront condo work is quoted by the square foot of exterior cleaned or by the linear foot of balcony. For HOAs and condo associations we can provide building-wide quotes and multi-building discounts. Every quote is done on-site so we can account for the specific conditions — this isn’t a type of work where phone estimates give accurate numbers.

Do you service HOAs and condo associations?

Yes — HOA and condo association work is a major part of our Cocoa Beach business. We regularly service buildings along A1A, both North Atlantic and South Atlantic, and common areas in gated communities. We provide certificates of insurance, carry the liability coverage HOAs typically require, coordinate with property managers, and can work around building events or guest-heavy weekends. For scheduled maintenance contracts (quarterly, semi-annual, or annual) we offer reduced rates compared to one-time service. Ask about our HOA proposal packet — we can send references from other Cocoa Beach buildings we currently service.

What’s different about sealing pavers near the ocean?

Three things: salt air reduces sealer lifespan, the sand intrusion is heavier, and the UV exposure is more intense. In Cocoa Beach we recommend resealing every 18–24 months rather than the 2.5–3 years typical for inland Brevard. We always add an extra rinse cycle before sealing to remove salt film that would otherwise get trapped under the sealer. For pavers in open areas with no shade — pool decks, open driveways — we use a slightly higher-solids sealer that stands up better to direct sun. Color tinting is especially popular in Cocoa Beach because the faded look happens faster here than anywhere else in the county.

Can you clean travertine and natural stone pool decks?

Yes. Travertine is common on Cocoa Beach pool decks and oceanfront patios, and it has specific cleaning requirements. Travertine is porous, so high pressure can etch the surface and chlorine or salt pool water can cause staining if the stone isn’t sealed. We use a low-pressure cleaning approach with a travertine-safe solution, and we strongly recommend sealing travertine every 1–2 years in this environment. For natural stone flagstone or coral patios — also common in older Cocoa Beach builds — we use similar low-pressure techniques and natural-stone sealers.

Can I pressure wash the exterior of my house myself?

You can, but we’d gently steer you away from it for two reasons. First, the pressure you need to clean stucco and siding safely is different from what a rental machine puts out — homeowner-grade machines are often too powerful for vinyl siding and not powerful enough for heavily stained concrete, which is exactly backwards from what you’d want. Second, the soft-wash cleaning solutions that actually kill algae and mildew at the root aren’t available at a big-box store. Rinsing with high-pressure water temporarily removes the surface discoloration, but the algae comes back in weeks because the spores are still there. Professional soft washing kills it for years.

How fast can you schedule a Cocoa Beach job?

Most standard residential jobs in Cocoa Beach schedule within 5–10 days. Larger paver sealing or full-home soft wash jobs typically book 1–2 weeks out. HOA and condo work is planned further in advance — usually 3–4 weeks out for first-time service and on a regular rotation for existing contracts. If you have a tight timeline — a condo turnover, a listing photo shoot, an HOA inspection — call (321) 432-4340 and let us know. We’ll be honest with you about what’s feasible and what isn’t. Some weeks we have more capacity in Cocoa Beach than others because we batch jobs to minimize travel.
